"Five stars only scratch the surface of illustrating Esphir's excellence in real estate and commitment to client satisfaction. In 2019, my father decided he was ready to sell his home and hired another agent to take it on. However, after over six months, we weren't getting the traction we needed to sell, and Esphir found us through a cold call that I couldn't be more thankful my father answered. She was confident she could sell the home in no time, and we trusted her from the beginning. After she helped us with staging, marketing, and facilitating open houses, we had an attractive offer within a week! Then, a nightmare arrived. As we were preparing for the closing, we learned from our attorney that when our home was purchased in '06, we were not issued a certificate of occupancy (C/O). Note: It is illegal to sell someone a home without a C/O. But, by the time we realized it, we were beyond the ten-year statute of law to sue our former attorney who completed the sale. Needless to say, we had to let go of the buyer's offer and begin the process of obtaining a new certificate of occupancy with a local architect. What we anticipated to be a three-month process, became an 18-month, stress-filled, ordeal. My family was ready to give up countless times, but Esphir never gave up on us. "I highly recommend working with Esphir as she is truly committed and wants nothing but the best for her clients. We started working with Esphir Popilevsky in May 2021 when my husband and I decided that we wanted to put our house up for sale. Since day one Esphir was extremely attentive, helpful, and answered all of our questions. During our initial meeting she came to our home to discuss the in and outs of selling our home and buying a new one. Esphir got to work immediately as within days she sent us homes that she thought we would like to see based on our first meeting. I was pleasantly surprised as she took all of our feedback and showed us listings that fit our wants and needs. Once we decided on what we liked she moved her focus on how we can get our home ready to be put on the market. She went through each area/room of our home and told us what we should change to make it more appealing to the future buyers. Although this process was a bit overwhelming, Esphir made it easy because she was available at all times to answer my questions and help me through the process. Once our house was ready she came in with her team to prepare our home to go live and officially go on the market. During this time we were also looking for our new home. Esphir worked around our schedules and arranged all of the showings for us. Once our listing went live in July 2021 we got an offer at full asking on the first day. We continued with our showings for a few more days however Ephir told us that the most serious and committed buyers would be coming to the showings the first week which is why we decided to go with our original offer. Selling our home was the easy part now we had to find our forever home and that wasnât so easy as we were looking for something very specific to fit the needs of our family. Esphir was taking us to showings every weekend and during the week as she wanted to make sure we knew what were our options. However, we needed and wanted something specific and that made our options limited. We visited the home we ended up purchasing towards the end of August unfortunately the agent called Esphir that night and told her a buyer had already made an offer which left us feeling defeated but she never gave up on helping us find our home. Esphir was always so positive and that was very refreshing during such a stressful time. We continued to search until she called my husband one night and told us that home we loved was back on the market. We decided to make an offer and it was accepted. We were so excited! We signed our contract and then the process went quickly however we faced many issues that Esphir helped us through it all. Honestly, if it wasnât for her I think I would have had a nervous breakdown as so many things went wrong a few days before our closings. She resolved these issues and was in contact with our mortgage broker and lawyers every step of the way. Esphir even helped us figure out issues with the solar company with the home we ended up buying and filling out all of the ppwk as we were unfamiliar with that. I canât begin to thank Esphir for how easy she made this entire process from start to finish, despite all of the bumps in the road we faced.
