Served Foreclosure Papers? Stop Trying To Fix Your House

Have you received Foreclosure notices in either New York or New Jersey and plan on selling your home? If so, you probably noticed that every part of your home has some sort of flaw. The bathroom looks worn-out. The roof could use repair. The flooring is dated. The paint is chipping. Maybe you have unfinished diy projects hanging over your head for years. And, since you’re planning to sell your home now, all of those flaws seem to be becoming much more pressing. So, you start calling contractors, requesting bids, asking questions regarding permits and trying to determine how to fund the project.

However, if you’re already dealing with Foreclosure, you need to be extremely cautious of spending money repairing your home.

Prior to investing money in repairing your home, you’ll need to answer another question first.

Should you repair your home prior to listing it for sale when dealing with Foreclosure?

Perhaps.

And that is precisely why I would not begin by creating a repair list.

Certain types of repairs can definitely assist in the saleability of your property and/or help preserve some of your equity.

Other types of repairs may do nothing at all.

Homeowners often find themselves in trouble by starting to invest money in repairs without knowing which category their repair falls under.

This is particularly problematic when the funds are being borrowed from savings accounts, credit cards, family members, etc., and/or funds that the homeowner cannot afford to lose.

When Foreclosure creates additional financial burdens upon you, you do not require yet another costly decision predicated on assumptions.

You need a plan.

A real Foreclosure consultation changes this question

Recently, i met with two homeowners that were experiencing Foreclosure. Between us were the actual Foreclosure documents. However, that was not what they wanted to discuss first.

They wanted to talk about their home. More specifically, they wanted to know what repairs they needed to complete prior to listing their home for sale. They were concerned with the state of their bathroom (essentially gutted), their roof, their outdated flooring, their incomplete projects, as well as several other items. They had begun thinking about obtaining quotes from contractors and figuring out whether they would require permits. Eventually, the discussion shifted to funding the expenses associated with all of the repairs.

At this point in our conversation, i simply asked them: “where is the money going to come from to pay for all of these repairs?”

They did not know.

This inquiry dramatically altered the course of our conversation.

I detail what occurred subsequently-and the question that I posed to them prior to discussing another type of repair-in episode #1on my YouTube Channel From chaos to closing.
